Home Sales in Waterloo Region Update

The cooler fall weather was echoed by a decrease in residential home sales in October, however, sales for the year are at their second highest level ever.

GO TRAINS FROM KITCHENER BY THE END OF 2011

McGuinty Government Building Better Public Transit

The McGuinty government is building on the success of GO bus service to Guelph and Kitchener-Waterloo, bringing GO train service to the region.  The Georgetown line is being expanded with stops in Acton, Guelph and Kitchener.  Trains will be running by the end of 2011.

Inaugural service will include two morning trains to Toronto Union Station and two return afternoon trains. 

Commuters will be able to use their PRESTO cards to get on the GO train in Guelph, Acton and Kitchener, seamlessly connecting them with other transit systems that are PRESTO-enabled. 

GO will be commencing construction on a layover facility in Kitchener to store the GO trains and making improvements to the Acton, Guelph and Kitchener stations.

This project will create approximately 180 design and construction jobs and is part of the Open Ontario plan to create opportunities across the province.

OTTAWA – November 15th, 2010 – National resale housing activity rose for the third consecutive month in October 2010, according to statistics released by The Canadian Real Estate Association (CREA).
 
Seasonally adjusted national home sales activity via the Multiple Listing Service® (MLS®) Systems of Canadian real estate Boards climbed 4.6 per cent in October 2010. The monthly rise in activity builds on similar increases in August and September. As a result, activity now stands 13.3 per cent above July levels, when it reached this year’s low point. Three-quarters of local markets posted monthly increases in seasonally adjusted activity in October, led by Toronto and Vancouver.
 
As further evidence that the market is returning to normal, sales activity in October stood halfway between the recessionary low reached in December 2008, and the record level activity posted in December 2009.

Real Estate Agents and the Media

I have been a Real Estate Agent for over 23 years now and it's still a challenging and exciting profession to be involved with.
I don't always feel the 50-60 hours a week career that the media understands what we really do as an agent and the time committment we put in to our careers.

In a recent TD Poll, which compared investment attitudes of Gen X (born between 1965 and 1976) and Gen Y (born after 1980), Gen Xers said saving more each month, paying off debt, and opening an RSP are the top financial decisions they would make differently if they were 25 again. To help respond to this need, TD recently launched www.tdgetsaving.com for younger people who are starting to earn a paycheque. Video tutorials and savings calculators offer strategies to help reach both short and long-term savings goals and show in dollar terms the impact of starting to save early.

AFFORDABLE HOME OWNERSHIP IN THE REGION OF WATERLOO


    The Affordable Home Ownership component of the Canada-Ontario Affordable Housing Program 2009 Extension is being delivered by the Region of Waterloo on behalf of the Federal and Provincial governments.

    The program provides qualified low to moderate-income households with down payment assistance loans of 5% of the purchase price of an eligible home (current maximum purchase price is $231,000). Potential applicants who buy a home through Habitat for Humanity affiliates are eligible for a down payment assistance loan of up to $50,000.

    Funding for the program is fully allocated, however, the Region of Waterloo will continue to accept applications on an ongoing basis for the Affordable Home Ownership Waiting List. As funds become available, eligible households will be contacted by mail and provided with a Conditional Letter of Commitment.

    Recipients of the loan can purchase a new or resale home that is located in Waterloo Region and has a maximum purchase price of $231,000.

Is it time to declutter?

 

 
Do you still have boxes that haven't been unpacked from your last move?  Have your kids moved out of the house yet you still have most of their childhood belongings stored in the basement?  Do you have duplicates or triplicates of items you rarely use? Are there boxes or totes in the basement or garage that you have no idea what they contain?
 
It's time to Get Clutter Under Control!

 

Whether you are selling or staying in your home, decluttering is very important.
 
The reasons are many and varied: 

to free up space, to be organized, for fire and safety reasons, less stuff means more time, looks more organized and cleaner,

takes less time to clean and dust.
 
There are 6 reasons we hold on to junk.
1. I paid so much for it.
2. I have a sentimental attachment to it.
3. Someone will be angry if I get rid of it.
4. My children may want it some day.
5. It's an heirloom.
6. It will be worth so much more money one day.
 
Once you get a handle on these, you will be able to get that sense of relief and feel lighter as items are cleared out.
 

For the seller a decluttered home means the space in the home looks larger and cleaner.

 

Be Realistic - It took years to accumulate so it will take more that 1 Saturday to sort through everything and get rid of stuff.
 
Set a Goal- Which rooms need to be decluttered? Garage? Guest Room? Declutter one room a week.
 
Be Prepared - Have garbage bags, boxes, storage containers and labels ready. Also call agencies that take used goods and recycle.
 
One Touch Principle- have colour coded labels ready to identify what you will do with each item. ie donate, sister, trash, storage, etc.and put in the appropriate container.
 
Technology - use a scanner to put your pictures on your computer or CD and get rid of old albums, yellowed pictures etc. Use a digital frame to view photos
 
Organize- use containers for like items, files for documents and get rid of duplicates
 
You will find that if you haven't used a particular item in the past 6 months you can probably get rid of it!
